1. What this Site is

The Site is an advertising platform. We publish listings placed by property owners, agents, property managers and businesses. We are not a real estate broker, agent, landlord, lender or escrow agent. We do not represent buyers or sellers, do not inspect properties, do not verify listings, and are not party to any transaction that results from a listing.

We are not affiliated with, endorsed by, or sponsored by the U.S. Department of Defense, any branch of the armed forces, or any government agency. Base names and installation information are used descriptively.

2. Accounts

You must be 18 or older. Keep your password confidential; you are responsible for activity under your account. Tell us at rhim12@gmail.com if you believe it has been compromised. One person or business per account.

3. Your listings

You keep ownership of everything you post. You grant us a non-exclusive, worldwide, royalty-free licence to host, display, reproduce and distribute it for the purpose of operating and promoting the Site. This licence ends when you delete the listing, except for copies already cached or archived by search engines, which are outside our control.

You confirm that you have the right to post the content, that photographs are yours or licensed to you, and that everything in the listing is accurate.

4. Fair housing

Federal law prohibits discrimination in housing. Under the Fair Housing Act, you may not express any preference, limitation or discrimination in a listing based on race, colour, religion, sex (including sexual orientation and gender identity), familial status, national origin or disability. Many states and localities protect further categories, including source of income and military or veteran status.

This applies to wording as much as intent. Phrases like "perfect for a young couple", "no children", "Christian community" or "English speakers only" violate the Act.

We remove listings that appear to violate fair housing law, and we may close the account that posted them. Reporting a listing: email rhim12@gmail.com.

5. Prohibited conduct

Do not:

• Post a property you do not own or are not authorised to advertise
• Post false, misleading, expired or duplicate listings
• Request wire transfers, gift cards or deposits before an in-person or verified viewing, or facilitate anyone who does
• Harvest contact details for marketing, or scrape the Site
• Post another person's information without their permission
• Upload malware, or attempt to gain unauthorised access to the Site
• Use the Site to advertise anything other than the property, business or services the listing describes

6. Fraud warning

Housing fraud targets military families, particularly during PCS season when people rent sight-unseen from another duty station. We do not verify listings or listers. Never send money before verifying a property and the person's authority to rent or sell it. Be suspicious of below-market pricing, a lister who cannot meet in person, and any request for wire transfer, cryptocurrency or gift cards. Report suspected fraud to rhim12@gmail.com and to the FBI's Internet Crime Complaint Center at ic3.gov.

7. Paid listings

Prices and terms are shown at the time of purchase. Payments are processed by Stripe under their terms; we do not store card details. Paid placements run for the stated period. Fees are non-refundable once a listing is published, except where required by law or where we remove a listing through our own error.

8. Listing expiry

Listings run for a set term and then enter a grace period during which they stay visible and can be renewed. After the grace period a listing is unpublished but not deleted, and can be restored by renewing.

9. Removal and termination

We may remove any listing and suspend or close any account, with or without notice, if we believe these terms have been broken — particularly section 4 or section 5. You may close your account at any time.

10. Third-party links

The Site links to external resources including the Department of Defense, the VA and Military OneSource. We do not control them and are not responsible for their content or their privacy practices.

11. Disclaimer

THE SITE IS PROVIDED "AS IS" WITHOUT WARRANTY OF ANY KIND. We do not warrant that listings are accurate, that properties are available, that listers are who they claim to be, or that the Site will be uninterrupted or error-free. Distances to installations are approximate and calculated from coordinates; do not rely on them for commuting, legal or financial decisions.

12. Limitation of liability

To the fullest extent permitted by law, militaryforsalebyowner.net is not liable for indirect, incidental, special or consequential damages, or for lost profits, arising from your use of the Site or from any dealing with another user. Our total liability will not exceed the greater of the amount you paid us in the twelve months before the claim, or one hundred U.S. dollars.

Some jurisdictions do not allow these limitations, in which case they apply to the extent permitted.

13. Indemnity

You agree to indemnify militaryforsalebyowner.net against claims arising from your listings, your conduct on the Site, or your breach of these terms.

14. Governing law

These terms are governed by the laws of the State of , without regard to conflict of law principles.

15. Changes

We may update these terms. Material changes will be posted on the Site. Your continued use after a change means you accept it.
